Pulte Homes Ranks Highest in Customer Satisfaction in Philadelphia, According to J.D. Power and Associates; Pulte Receives First Ever 'Platinum Award'

BLOOMFIELD HILLS, Mich.--(BUSINESS WIRE)--Sept. 15, 2004--The Philadelphia Division of Pulte Homes, Inc. (NYSE:PHM) received the highest ranking in customer satisfaction in its market by J.D. Power and Associates. The honor is based on results of the 2004 New Home Builder Customer Satisfaction Study(SM).

In addition to the highest ranking in the Philadelphia market, Pulte Homes was named the inaugural recipient of the J.D. Power and Associates Platinum Award for customer satisfaction among U.S. home builders. To qualify, each of Pulte's 24 divisions surveyed scored above its individual market average and the company's combined average score exceeded the 90th percentile of the average score for the entire study. A total of 25 markets were included in this year's study.

"This market becomes increasingly competitive each year, so receiving this award is more satisfying than ever," said Bill Reiser, president of Pulte's Philadelphia Division. "In our division and throughout the country, customer satisfaction is Pulte's top priority before, during and after a home sale. It's great to see customers recognizing those efforts."

Overall, 14 of Pulte's operations received the highest ranking for customer satisfaction in their respective markets. Pulte Homes operations also ranked among the top three builders in 23 of the 24 markets in which they were surveyed, and finished above average in all markets.

Through its Pulte Homes, Del Webb and DiVosta operations, Pulte was the most recognized builder in the study. The company:

    --  Ranked highest in Charlotte, Dallas / Ft. Worth, Detroit, Ft.
        Myers / Naples (DiVosta), Houston, Jacksonville, Las Vegas
        (Del Webb), Minneapolis / St. Paul, Orlando, Palm Beach
        (DiVosta), Philadelphia, Tampa Bay (DiVosta), Tucson, and
        Washington, D.C. (Pulte).

    --  Ranked second in nine markets: Austin, Chicago (Del Webb), Ft.
        Myers / Naples (Pulte), Las Vegas (Pulte), Phoenix,
        Sacramento, San Francisco Bay Area, Southern California
        (Pulte), and Tampa Bay (Pulte).

    --  Ranked third in six markets: Atlanta, Chicago (Pulte),
        Raleigh-Durham, San Diego, Southern California (Del Webb), and
        Washington, D.C. (Del Webb).

Dugas said that Pulte Homes has a comprehensive system for communicating with every customer to ensure their needs are being met. The company tracks customer feedback shortly after they move in and again at the 11-month mark. "The difference between short-term and longer term satisfaction is narrowing," Dugas said. "We know when customers maintain a high degree of satisfaction nearly a year after moving in, we stand a good chance that they'll become a Pulte customer for life."

For its 2004 Home Builder Customer Satisfaction Study(SM), J.D. Power and Associates focused on individuals that purchased a new single family detached or attached home during 2003. The sample was drawn from public records of a total of 165 counties. Qualifying builders in each market had to have a minimum of 150 home closings in the prior year and a minimum of 50 returned questionnaires. The four-page questionnaire was mailed to all buyers of qualifying builders from March through May 2004.

J.D. Power and Associates found that the primary factors in customer satisfaction are customer service, home readiness at the time of closing and the company's sales staff.
